I am a real estate agent or a homeowner selling my property. Why do I need professional photos?

Having professional photos of your real estate listing whether you are a FSBO (for sale by owner) or a real estate agent can help sell your home faster and for more money. The majority of home buyers are now shopping online for homes and the first thing they see is your listing photos amongst all of the other listings that are available. Are your photos going to interest buyers enough to stop and click on the property listing to get more information or are they going to continue browsing to the next listing? Having captivating and high-quality professional photos for your listing can not only capture more interested buyers by making your listing stand-out from the crowd, but they also present your listing in the most professional manner which equates to higher sale prices.

  1. According to Redfin.com, “a 2013 Redfin study found that homes professionally photographed with high-performance Digital Single-Lens Reflex (DSLR) sold quicker and for thousands of dollars, more than homes shot with amateur photos”.

I am a short-term rental host. Why do I need professional photos?

Having professional photos of your short-term rental listing could mean a higher return on your investment:

  1. According to AirBnB, listings that have tasteful professional photos earn 40% more in rental revenue as opposed to listings that do not have professional photos.
  2. Photos are the first thing that potential guests see of your home and you only have a couple of seconds to get their attention. AirBnB studies have also found that listings with professional photos get 24% more bookings which not only increases your nightly rates and demand for your home, but you also have higher occupancy rates.
  3. AirBnB has found that hosts with professional photos can increase their nightly rates by 26% compared to their local competitors without professional photos. This ultimately leads to better rental revenue for your property. There is simply nothing more affordable you can do for your business then invest in professional photos to increase your revenue.

Why are your prices higher then other real estate photographers?

  1. Most real estate photographers primarily focus on photographing properties for listings and for real estate agents to sale a home. In most of these cases the number of photos taken and edited are at a minimum just enough to showcase the property in order to get potential buyers to tour the property. These photos are only used until the property is sold and will likely never get used again.
  2. Here at Wayfinder Homes Photography we do occasionally photograph properties for the MLS, real estate agents, and property listings, however most of our photography work is highly focused and specialized in photographing short-term rentals and interior design projects. The time we spend on-site is typically double the amount of time that a traditional real estate shoot would take since we typically photograph the property in its entirety since guests will likely be staying at the property based on the photos. It is important that we document as much of the property as possible so that guests can feel confident that the property is what they expect when they arrive for their stay.
  3. We not only showcase the entire property, but we also use our photos to help short-term rental hosts sale the guest experience which includes additional photos of decor, amenities, and additional features that make the property unique. This extra special photography touch essentially brings out the “soul” of the property and can make the listings standout.
  4. We not only spend more time on-site, but we also spend more time on editing. We not only deliver more photos, but our editing process is subject to a high-quality and standardized process with built-in quality assurance checks so that we can continue to deliver the same level of quality to our customers every time.
  5. Our packages also include lifetime photo use so that you never have to worry about additional licensing costs.

Why are your prices based on property square feet?

There are many different ways to set photography pricing. We have found that the best way to standardize our pricing is to base it off of the property size which is generally a good indicator about how long it will likely take us to photograph that size of property. Our pricing also factors in the average time it takes to edit the number of photos taken from that size of home and the drive time to the property and back. Our prices are based off of average projects that we have photographed in the past, but we also understand that not all properties are the same, so please reach out to us if you feel that you require a custom quote or need assistance selecting the correct appointment.

Do I have to be present for the photoshoot?

Although it is not required, we highly encourage that the person reserving and paying for the photoshoot is present while we do our initial consultation walk-through. We need to make sure that any expectations are properly communicated to us so that we can best meet your needs. Every person’s idea of how they would like the property represented in the photos are unique to the person and the property and we try to meet your vision as much as possible by asking questions and consulting with clients while we are on-site before we begin shooting. If you are having a representative meet us in your place please be sure to clearly communicate your expectations to us before hand or to make sure your representative clearly understands your needs so it can be communicated to us while we are on-site. We can also photograph the property without a representative present we just ask that any expectations are clearly communicated to us ahead of time.

How do I make an appointment?

What should I do to prepare for my appointment?

You can read our photography prep guide here for some helpful tips on getting your property ready for your photoshoot. We also provide additional on-site consultation services. We ask that your property is clean, organized, and photo ready. Replace burnt out light bulbs, open all the blinds to let in natural sunlight, and close the toilet seat covers. Please have all pets contained at the time of your shoot. We will photograph your property in as-is condition. Please make sure your property is ready and it is accessible for photos when we arrive otherwise your photoshoot may need to be rescheduled or additional charges may be added for extended on-site shoot time or subject to a rescheduling fee.

How do I cancel or reschedule my appointment?

We understand real estate (we are also full-time real estate investors) and we get that things don’t always go according to plan. We try to keep our policies relaxed to accommodate last minute changes. You can cancel or reschedule your appointment up until 1 hour before your appointment start time without penalty. When you book your appointment you will receive a confirmation email. You can automatically reschedule or cancel your appointment by clicking the link in your email. If you are rescheduling you will be prompted to select a date and time that will work better for you and you can reschedule automatically for that new day and time. We get notified immediately when any changes are made so there is no need to check with us.

How do I pay for my appointment?

We will send you an invoice as soon as your photoshoot is complete. We accept payment via our secure credit and debit card processing platform that can be paid directly through your invoice once that is received.

How and when will I receive my photos?

A link to download your photos will be provided to you via email after payment is received in full. Photos typically take 24 to 48 hours to finish editing unless otherwise noted.

Do you offer discounts?

We have many repeat clients that we work with on a regular basis. If you would like to use our services on a repeat basis we do offer a discount code that you can use when reserving your appointment. Reach out to us to see how you can receive our discount for repeat services.

Why don't you have more appointment times available?

We are a very small operation and we try to limit the amount of projects we take on to ensure we can maintain a high level of quality and customer service. We do allow automatic bookings during specific times and days to make sure there are no scheduling conflicts, however if you do not see a time or day that works for you on our calendar, then please reach out to us at info@wayfinderhomesllc.com to see if we can work with your schedule.
